- You will own your home and be part of a HOA.

What is the target market for the homes?
- Active adults over the age of 55 looking for a low maintenance home in an active and social community.

What are the sizes of the freestanding homes?
- Multiple 2 and 3 bedroom, 2 ½ bath home designs ranging from 1,500 to 2,100 square feet.

What is the price point for the homes?
- Prices will range from mid $400,000s to low $500,000s with a variety of upgrades available.

Are the homes single story?
- Yes, with optional upstairs bedrooms, bonus rooms or storage spaces.

Can I select finishes for my home?
- Yes! As construction continues, you’ll be able to select from an upscale palette of finishes and colors, including tile, hardwood, fixture, paint and exterior finishes.

Are there porches and are they screened?
- There are porches and all back porches could be screened as an upgrade.

How much parking will I have at my home?
- Each home will have a two-car garage and driveway.

Will I have room to garden?
- Each yard will have space for a small garden if you desire and there will also be greenspaces with community garden plots.

What is a typical lot size?
- Lot sizes range from 1 tenth of an acre to 2 tenths of an acre. Typically 50’ by 100’ (Smallest is .115, largest is .205)

How many homes are in the subdivision?
- 83

How are the homes constructed?
- Stick frame, elevated slab, low maintenance siding with accents. Energy efficient windows and systems. Interiors are upscale finishes like solid surface counters and tile baths.

Will the homes be total electric or gas?
- The homes are considered electric, but can have gas cooktops and fireplaces.

Will the standard finish on the homes include accessible features like:
- Higher toilets? Not standard, but can be added as an upgrade.
- Grab Bars? Not standard, but can be added as an upgrade

How wide are the doors and hallways?
- Most doors are 3’ wide and, with open floor plans, we have minimized hallways. Any hallways we have are at least 3 ½’ or larger.

What type of safety and security measures will be provided?
- Transportation services
- In-home companion services by contract
- All houses will be prewired for fire alarms and security systems. Connections to 24-hour monitored emergency response system by contract by the homeowner.

Are any of the services or ownership tied to my health insurance?
- No

If I live in the community, do I have to use Tanner for all my health needs?
- It would be preferred, but no.

Will Tanner provide medical services in the community?
- Tanner Primary Care at The Birches is under construction, with a projected completion date of late summer/early fall 2024. Transportation to off-site medical care will also be provided, and Tanner Home Health and Hospice Care will be available.

Is the neighborhood accessible to the Greenbelt?
- Yes

Are we allowed to have visitors for extended periods of time?
- Visitors are welcome on a temporary basis.
Homeowners Association

Will there be a Homeowners Association?
- Yes

How will it operate?
- The Preserve (freestanding homes) will have an association made up of residences of the neighborhood. The Preserve HOA will have a seat at the overall Property Owners Association which will run the clubhouse.

Will there be an initiation fee to join?
- Yes, the initiation fee is $1,000.

What are the estimated monthly fees?
- $450

Will lawns and grounds maintenance be included with my home?
- Lawn services will be included in the HOA. Grounds will be maintained by The Birches on Maple.

When does construction begin?

- The clubhouse will be completed in by late summer/early fall 2023.
- The River Birch Place (the independent living, assisted living and memory care tower) will be opening in 22 months.
